Why the Distinction Matters Before You Call Anyone
Call a plumber for a slab leak. Call a structural engineer or foundation specialist for a foundation leak. Call both — or neither — for a situation that looks like one but might be the other. The wrong call means paying for a professional who can't actually solve your problem.
The confusion is understandable. Both problems involve water, both affect the foundation, and both produce similar symptoms: wet floors, musty smells, water bill increases, and cracks in walls or floors. But the underlying causes are completely different — and so is the cost of repair, the right professional to call, and what your insurer will or won't pay for.
What Is a Slab Leak?
A slab leak is a breach in a water supply or drain line that runs through or beneath a concrete foundation slab. It is a plumbing problem, not a structural one. The water line is damaged — not the slab. The slab may crack as a secondary consequence, but the primary problem is always the pipe.
Slab leaks are typically caused by pipe corrosion, soil movement, or water pressure issues. They are repaired by a licensed plumber using spot repair, pipe rerouting, or epoxy pipe lining. Homeowners insurance often covers resulting water damage from sudden slab leaks, depending on policy language.
What Is a Foundation Leak?
A foundation leak is water intrusion through the structural foundation itself — through cracks in the concrete, through wall-floor joints, through porous masonry, or through hydrostatic pressure forcing groundwater through the slab from below. This is a waterproofing and structural problem, not a plumbing one.
Foundation leaks are caused by external water sources: groundwater, surface runoff, improper grading, failed waterproofing membranes, or a rising water table. The fix involves drainage improvements, interior or exterior waterproofing systems, crack injection, or sump pump installation. Foundation leaks are generally not covered by standard homeowners insurance — they fall under 'flood' or 'earth movement' exclusions.

Symptoms That Look the Same — and How to Tell Them Apart
Both problems produce wet floors, musty odors, and wall cracks. The differences are in the timing, location, and pattern.
Slab leaks show water meter movement with all fixtures off — a definitive plumbing indicator. They often produce warm spots on the floor (hot water line) or the sound of running water when everything is off. Foundation leaks are correlated with rainfall and typically appear at the base of exterior walls or near floor-wall joints — not in the middle of a room.
Wall cracks from slab leaks tend to follow linear or stair-step patterns from soil movement below the pipe. Foundation cracks from water intrusion or settlement tend to appear at corners of doors and windows and at diagonal lines from structural stress.
When Both Problems Occur Together
A slab leak that goes undetected long enough causes secondary foundation problems — the water saturates sub-slab soil and causes differential settling or heaving, which stresses the slab structurally. This is why a home can have both a plumbing problem and a structural problem at the same time.
In this scenario, the correct sequence is: detect and stop the leak first (plumber), allow the soil to stabilize (weeks to months), then assess the foundation for structural damage (structural engineer). Repairing foundation damage before stopping the leak is ineffective — the water will continue the damage regardless.
